Plaza of Nations Redevelopment – Vancouver, BC (Canadian Metropolitan Properties Corp.)

Formerly part of the Expo 86 grounds, the Plaza of Nations (12.3-ac) property (just south of BC Place) is one of the last undeveloped parcels along the north side of False Creek’s waterfront.

The site is being redeveloped as a mixed-use project that is comprised of residential (up to ~2,000 units), commercial (up to 350,000 sf of office and retail), community centre amenities and open/public gathering spaces at full build-out.

Vamos was retained by the developer (Canadian Metropolitan Properties Corp) to prepare the following: 

  • Assessment of local and regional retail competition and its potential impacts on the proposed retail functions of the project.
  • Demographic analysis of local neighbourhood and regional community to better understand the needs and wants of future customers/visitors to the project.
  • Retail market positioning and tenant mix planning analysis (including retail site planning collaboration with design team) in preparation of the client’s development permit application submission to the City of Vancouver.
  • Provided guidance to client and design team on the magnitude of retail floorspace that could be considered at the project at a full build-out scenario.
